Summertime Safety and Your Tenants

July is in full swing, and that means fun-in-the-sun season. Your tenants are flocking outside to enjoy the weather, cook up tasty meals in the backyard, and relax with family and friends around the pool.   

But all this summertime fun can lead to an increase in personal injuries. Tenants rightfully expect that their safety will be one of your top concerns. As a landlord, you can meet this expectation and help your tenants have a safe summer while also protecting your investment.    

Burglary prevention 

With break-ins being more common during the summer, do a maintenance check of all door and window locks, as well as security systems, cameras, gates, and fencing. With people coming and going more during warm weather, burglars can slip in and out without being noticed, even during daylight hours. Remind tenants of this fact, asking that they be on high alert concerning any suspicious behavior and report their suspicions to the authorities ASAP.  

Attention to pool safety  

Who doesn’t love a dip in the pool on a hot summer day? However, with more children playing outside, a pool can lure them away from the watchful eye of adults. If your rental property has a pool, make it as difficult as possible for unattended children to wander into the pool area. Inspect fencing, gates, and locks to ensure all items are in good working condition and that adequate precautions are being taken to avoid accidental drownings.  

Remind tenants of precautions to take when grilling.  

We know that tenants love outdoor living space especially a place to grill up some grub. And who can blame them? So, be sure a designated grilling space is established and well-marked. Inspect the area each year, looking for tree branches, awnings, hanging baskets, umbrellas, or other décor that may be too close. Remind tenants of these basic grilling safety guidelines—  

    • Allow at least ten feet between the grill and any structure.  
    • Never start a gas grill with the lid closed.  
    • Never leave a grill unattended. 

Tenants will feel more comfortable when you, the landlord, put time and effort toward maintaining a safe property.
