Where Should I Advertise my Rental Property?

Your rental property is cleaned and spruced up. Finally, you’re ready for a tenant to move in and start producing a steady stream of income for you. But how do you reach potential tenants to let them know your unit is available?  Here are some ways to get the word out. 

 Classic Signage: While physical signs aren’t as popular a marketing strategy as they used to be, they can still be valuable tools. A “For Rent” sign will prove especially effective if the property is on a busy street. When appealing to niche demographics, such as college students or travel nurses, get permission to post an advertisement in a cafeteria or other common space. 

 Word of Mouth: If you already have quality renters, attract more like-minded tenants by inviting current residents to refer their friends! Offering referral incentives will encourage this valuable word-of-mouth advertising. 

 Social Media: Social media can be a valuable way to reach potential renters, especially if you have a large following and quality pictures of the available unit. Other options include running social media ads or posting in groups that are relevant to your target audience. And linking your advertisements to your social media page makes it easy for interested renters to reach out with questions. 

Online: The Internet makes it easier than ever to share your rental property with a broad audience. Most interested tenants will start their search there. But the options can be overwhelming! If you have a website, ensure it has a detailed unit description, complete with high-quality photos. In addition, using popular listing sites such as mls.com, apartments.com, realtor.com, trulia.com, and Zillow will ensure your listing gets many views. Though it’s a less common choice for property listings, websites like Craigslist may also bring in tenants. A little research will help narrow down which sites might make the most sense for your rental property. 

 No matter where you advertise your rental unit, emphasize its most attractive features. For example, highlighting your property’s proximity to restaurants or theaters and its floor plan, key amenities, or recent updates will help put your unit’s best “foot” forward!
